How much reputation is needed to get lands that I don't have birthright? Can I get it as a marriage or vassal

I think its a case of your faction only. As soon as you join a faction you are able to buy available slots in the Towns of that faction.

You can buy land in the cities of your nation (selected when creating a hero). I chose a Dornish and bought all the available land from them in every city. I get a rental fee every 14 days.
