Now mat contains Discard and Deck area for easier use. The middle area section was added and cards snapped into place.

The cards were separated (and given custom back art), this will allow for proper shuffle when needed.
When you upgrade the card, instead of fliping it as per rules, remove the card from the game and replace it with the upgraded version.

I've also preloaded hand deck for 1-4 players.

At the moment game is bit broken as the game requires both sides of a cards to be freely shuffled and TTS won't allow it.

One option is to create deck of cards with back image only and then replace this card with the frontal one once the player upgraded his building.

I'm still thinking about it, and while i do, please have a go and try it out.
