I hope you don't mind: I decompilated your map and to see how you made it.
You should apply nodraw on all faces that the player is not supposed to see, even if this is a func_detail.
The bloc of skybox under the ground is useless because the "walls" are directly connected to the skybox.
There are details but this is important (at least, i think it is).
Don't take it wrong, I made theses mistake and a lot of levels designers too. ^^
