The gameplay is fun and fluid, the concept and atmosphere are both creative and done really well. The map feels alive and is quite unsettling in a good way.

Does it have problems, you bet, is it REALLY early access, absolutely. Do not buy it if you dont want to experience issues, because they exist and quite often, but that is the whole point of EA, so if that bothers you just simply dont buy it, otherwise it is great fun!
