This is to do with the models LOD's - try increasing your graphic settings.

@Smashy I am using this map on my server and most of the ladders have errors in front of them and dont allow people to climb them.

Hawl smashy, there seems to be a big gap in one of the displacements between that town with the cave and Military base.
