1. Foreign Investment

You can start Foreign Investment by simply clicking plus icon.
Once you clicked, privately funded construction begins, building 'Stock Exchange' at your capital. After 'Stock Exchange' building is built, the building you invested will be built also.

All invested buildings will give you 'Ownership Share'. Let's say you invested 5 levels of gold mine, and there are 10 levels of them. You have 50% share of the mine, so 50%(roughly) of dividends will be directed to your 'Stock Exchange' Building. There is no loss or gain of money. Just transfer.

AI will also use this.

2. Events.

If you try to invest in a country, that lacks technology to build things, some events will popup and will give them technology.

As you invest more and more, you can also gain Mining Exclusive Right. Once obtained, you get 100% share of every mines in that country.

3. Compatibility

Any mods that tweaked UI might not be compatible with this mod.
