I was wondering why there are no [sand] used in this map, the coast textures instead uses [ruins] which caused some limitation issue; white / bright texture makes the coast / water looks amazing but as [ruins] also appear along road and building... that's a headache.

I understand now! THe theme is European but you can get a mod called "European buildings unlocker" and "Building THemes". That way you can choose which buildings to grow in differetn areas.

the surface dosent looks the same like in the picture. when I first started a new game it worked. But when i tried to make a new world, the surface was different.
