i know this is 2 and a half years late, but do you have plop the growables? (this mod may not have existed 2 and a half years ago...)

I dont know, this is very old stuff, wich will not be covered by any kind of update. It is unlikely though, that they behave different as other growables, as there is no handle to make them behave different :)

They despawn? I place them with the search tool which works on any other building in the game. And yes I do zone high for high low for low etc...

Some of them have low res textures and are simply too ugly, some have 4x4 footprints. 4x4 footprints are complicated,... in terms of theme building. The game favors bigger footprints, so if you add these to my themes, they will spawn on 90% of all corners and on around 70-80% of all avaible row lots. So until there are enough 4x4s and 4x3s avaible, the finished 4x4s are more of a burden than an enrichmet to my themes.

Would you recommend combining these assets with the low-density residential ones from your brooklyn collection? I made a custom theme combing your brooklyn residentials and the 1900 building theme which is entirely commerical. I guess my question is: are there enough assets here that the theme would be able to support high-density residential/commercial, and office zoning using these buildings alone?

Maybe it is because of the building themes mod?

If you have that mod installed, disable all themes in the policy panel.

Mh tested it, works for me. Make sure they are activated ingame aswell, also maybe your steam update shedule is set to a specific time, and you havent actually downloaded them yet.

What would fit very nicely along with that, is a City Planning Policies that you could select for your district so it "forces" the game to grow only those type of buildings you chose. A bit like what you can do with the industrial area mixed with what you could do back in SimCity 4. It is not rare IRL that cities or districts ask you to respect a certain kind of unity into a neighborhood constraining a lot of factor if you want to do modification to a building. Especially if the area as "historical" kind of vibe. But I don't think Policies are moddable just yet.
