Is the map a model? that sounds like it'd be infinitely harder especially getting the proportions and dimensions 1:1

No. You cannot import models as maps. You have to recreate the map with brushes and displacements

Yeah thats gonna be the 2nd hard part is editing the map in Hammer. I'm not that familiar with Hammer so idk if i'd even be able to export the map from TNF and import it to Hammer at all.

I know via FModel there are ways afaik but I have nothing to do with it if I extracted it.

FModel or UModel. The game doesn't even use AES encryption so you don't even have to run a thing to get the key to decrypt.
