I see one balance problem:
0,2 t electronics made from 0,2 t of electronics components is very hard to make money on that or even to get any profit from assembling at my republic in compare to order electronics from border.

Honestly I can see a garage making vacuum tubes next to somebody's house. Looks nice! The only thing I think that would make it better would be to have a gravel lot instead of asphalt, but I prefer gravel to asphalt in my early game.
