Do you have Network Extensions 2? It has a bunch of bus roads and more, if you want ones without zoning.

I recommend getting Move It and Plop the Growables anyway if you're into a bit of detaining, since together they let you both place vanilla buildings and move them into place as long as pedestrians can still reach them.
