Made with Navmesh Optimzer, took me 1 hour to generate navmesh for this map because it's huge. Have fun! Also it's - expensive navmesh (as navmesh_ischeap command says). That's why weight of this addon is big! Better quality - bigger size, that's it.

Maybe not finished, because AI Nodes only inside the buildings and on the roofs of these buildings. This is hard for me to make them outside and maybe im lazy lol, sorry (but! there's still some nodes outside in important places)
For more stuff I recommend using this addon Extended AI Navigation. (can improve ur experience with more npcs, like manhacks, helicopters and striders, but im not sure)

And If my nodes still bad for you, you can use this addon which uses Navmesh to help normal NPCs move NPC Navmesh Navigation.
