1. Both Torn Map and Sketched Map treasure hunts don't count towards Explorer challenges. The rest of the treasure hunts do, but the first maps don't count for Explorer challenges except the very first map you acquire in the game. You can read detailed explanation from this wiki page: reddead.fandom.com/wiki/Explorer_Challenges (it's OK to copy them if you want, I"m the one who wrote them on that page ;).
2. I'm almost 100% sure you do need to collect the Sketched map from Reed Cottage for the treasure to appear in its stash. What you don't need is to read the writing on the wall in the mine, you can go strait to the cottage.
And BTW, another cool piece of knowledge - the treasure from the Torn map is the only one you can just take without finding the map first, while with all other treasures their stashes will be empty until you find the last map leading to the location.
also i added the Landmark of Reaches treasure, thanks for fixing and making this guide better :3
2. You're supposed to get the 1st half of the Torn Treasure Map from the Hermit Woman, since it shows the location of the Hermit Man! It you go to Hermit Man first, you find the map that points to exactly where you are already and not to the next place you're supposed to go next!
