• Download the mod from Nexusmods[www.nexusmods.com].
  
• Extract the mod file to your game directory: "X:\SteamLibrary\steamapps\common\Dark Souls II Scholar of the First Sin"
  
  
• After you've extracted the mod, go ahead and open DS2FrameUnlimiter.ini
  
  
• The default value for unlocked framerate is 144, so if you are unsure what to do, don't worry you can skip this part.
  
  
• The box highlighted in the config image is important, replace the value with your displays refresh rate, for example 165, 240 or even 300 and save changes.

• Open up NVIDIA Control Panel and navigate to 3D settings & Program Settings
  
• Find Dark Souls II from the list, or add the executable manually by pressing the "ADD" button.
  
  
  
• After you have the game profile open, set your maximum frame rate to the same value you have in your config, if you skipped configuring the .ini file, set the maximum frame rate to 144.
  
• Change Monitor technology to Fixed Refresh.
  
• Change Preferred Refresh rate to Highest available.
  
• Set Vertical-Sync to Off.
  
• Apply settings and close the control panel.

In the video below I show a bit from various places in the game, game resolution is 4k and fps is locked to 165.
Gameplay is extremely smooth, it's like a whole new experience, there are no physics bugs that I was able to notice, ladders and movement in general works as expected. (unlocked DS1 PTDE and DS3 has some physics bugs).
This mod is about as good as Sekiro & Elden Ring unlockers, but it runs much better since this is an older game.
Ps, online mode is being tested and you can apply for it by sending a PM to the author on Nexusmods.

• Press Windows key + R, type %appdata% and press enter.
  
  
• Now you are in your \appdata\Roaming\ folder, search for "DarkSoulsII" folder.
  
  
• Copy the whole folder, to your desktop, and put it somewhere safe. You can for example upload it to Google Drive.
  
• Your save file is now safe!
