Archetype, Traits, Likes & Dislikes Guide

Welcome to the Archetype, Traits, Likes & Dislikes Guide where I will endeavour to explain the different Archetypes, Traits, Likes & Dislikes in the game.

As I am relatively new to the game also this is based on The Tenants' Devs Social Media posts explaining their new updates and my anecdotal experience with the game.

This will be updated as more information comes to light.

Archetypes (Overview)
Archetype (1) defines what needs they have regarding furniture and apartment layout; it tells you what they do and what potential events they can trigger.
Traits (4) say if they're a "bad" or "good" tenant, they affect how you manage them.
Likes and dislikes (4) come into play when increasing their happiness with the new services system and gifts.

ARCHETYPES

Archetype - What they Like

Alcoholic - Fridge, TV, Whiskey, microwave, don't care about price of items

Athlete - Exercise equipment, Motivational posters, Blender, awards/trophies, expensive=better, hardwood floors

Artist - Easel, Music stuff, paintings, rugs, divider, gramophone, vinyls
Cannot be placed in Slums. Found more in Suburbs.

Gamer - Consoles, Games, Laptops/Computers, TV's, Laminate Floors, Hardwood Walls, +Zen

Influencer - streaming setup (PC), expensive stuff

Musician - Music Instruments, Music posters, +Rustic

Politician - ????

Jobs

Mobster - Rifle on wall decor,

Teacher - Books, Gifts like classic books etc

Healthcare Worker - Gifts of food (healthy)
Alcoholic

Alcoholic persons are often found in the Slums. They often lose their way to their own beds and trash your property!

ALCO Bar (lvl 7 from Tenant Progression) - be aware I think it's negative.

Athletes value cleanliness the most, are hard working and found in all districts. They love a large kitchen to cook healthy meals in and will ask for your help sometimes with their exercising exploits!

  • swimming pools as part of their place of residence.

Gamers are mostly in their bedrooms so really appreciate decor (nerdy things), spacious rooms, big desks and to be surrounded by electronic devices. They like nice toilets ("the bog") in between their gaming sessions and often will ask for your help to play their favourite game (which includes you to shoot Mexican type cacti like it's the 80s again).

CORE TENANT QUALITIES
Diligent, Easygoing, and yet Clumsy and Picky.
● Diligence (D): denotes how clean and energetic a tenant is, someone diligent is someone who doesn’t procrastinate around the apartment,
● Sociability (S): describes how sociable the tenant is,
● Extravagance (E): lavishness, the extent of the weird things the tenant might do,
● Creativity (C): describes how the tenant chooses to spend their free time.

Loyal - never demand less in rent
Unfazed - reduced penalty on failing to help
Loner - prefers to be alone (increase), decrease whilst with others
Forgetful - Often forgets to pay rent on time
Agreeable - won't argue with others
Disagreeable - will instigate disputes with others
Easygoing - respond well to services
Fickle - changes their mind quickly about renovations etc
Dilligent - always pays rent on time
Social Animal - Prefers others around them (increase), whilst not liking being alone (decrease)

TENANT PROGRESSION
Welcome to Tenant progression, a feature which was added after the initial setting up of this guide.

For the moment I will list all the levels and their rewards. I will then add notes below.

I will use shorthand. I will note their meanings below, unless I forget of course. You can always ask in the comments if you don't understand the guide below!
pcm = per calendar month

Level 1 - Standard Happiness buff (it seems never says in my experience)
Level 2 - Cash +100
Level 3 - 100+ rent pcm
Level 4 - Happiness 10+
Level 5 - 150+ rent pcm
Level 6 - Cash 500+
Level 7 - archetype bonus
Level 8 - Tenants trash less (50%)
Level 9 - archetype bonus
Level 10 - Swap 1 trait for 1 random trait (out of 3 choices)
Level 11 - 200+ pcm
Level 12 - +2 storage items archetype bonus
Level 13 - Send clothes to tenants
Level 14 - 300+ pcm
Level 15 - Allows to move tenant into other properties you own.
Level 16 - Tenant happiness never becomes lower than 50
Level 17 - 450+ pcm
Level 18 - +1 storage item of unique archetype item.
Level 19 - 50% of the time a tenant will solve their issue on their own.
Level 20 - Allows to swap 1 trait for another out of 3 random traits of choice.

Notes:
1. It is a VERY good now to keep your tenants due to this progression. Especially if you mix a tenant with traits such as Diligent (always pays their rent on time) and/or the trait which makes them never demand lower rents. In my game, originally I just chucked out tenants and got a better one by manipulating the item placement in each room to suit a particular archetype to gain big bonuses, now it takes work but making a tenant with the two traits mentioned above to level 20 increases the base rent by 1100 pcm in total. So I did get to 10,000 for one tenant just through that (which doesn't unlock the achievement suspiciously.)
2. It is very easy to gain levels to about level 10. Just by keeping them base happy (food, items their archetype likes, not too high rent, attentive to their needs etc) but after level 10 becomes more engaging with services, gifts and certain other "gamey" aspects needed to gain their levels...well at least quickly. I'd imagine it does eventually get to that on base needs being met but probably for much longer in game time. I have one tenant who I gift donuts every given moment (she loves sweets) she became my tenant only 30 days ago and is already level 12.
3. Be CAREFUL do not annoy your tenants too much, you will LOSE them. Especially if you repeatedly ask for too much rent. The best is to just accept what they want after the third time of asking. If it is lower than the "optimal" then decide if all your effort in the tenant progression above is worth losing them for a few nickles!
4. Numbers 10 & 20 are not that good as you think they would be. You CAN get three negative traits to choose from. I haven't worked out how to cancel the choice. So pray to the RNG Gods here. I hear they like milk & cookies!

@evilyn will be their last update, I think they are planning Q1 release 2022 of v1 so in between now and december I reckon. But it might be next year.
@turkoizdog - click on the tenant and press "research", you will either learn a quality or a like or dislike about your tenant. It's good to do as you may get loyal & dilligent which are the best ones IMO.
