Small neighbourhood garage. The sign props from the screenshots are not included.

Growable, 1x2, industrial generic.

714 tris, 2048x1024 textures (diffuse/spec/normal/color/illumination), 128x128 custom LOD.

Shares textures with and matches my other light industrial buildings, read the description for more information + recommended mods.

Use Find It! mod and search with keywords "spence generic industrial" to find easily when in game.

Probably reskinned with old Roads United mod, now obsolete. I imagine I changed the map theme asphalt at some point too.

There are some similar assets by Clus (US roads) or you can use Intersection Marking Tool to achieve similar effect.
