Everything is a prop. Only brushes are the skyboxes, trigger volumes and some invisible dynamic entities.

I did not develop the map for Gmod. It is primarily a TF2 map.
And no, no traditional coding, but heavy use of hammers I/O system.

The geometry outside of the grid is just background stuff. A model can go over the playable space, as long as its origin is inside of the boundaries.

You cannot have any playable areas outside of the grid
So to achieve anything as big as the TP Hyrule, you would either scale the world down, place areas on top of eachother and connect them via teleport or, yes, divide it into several maps.
