Most of the bad reviews are from the early access release years ago, I've had the game in my library from the start.

The devs here have been putting enormous amounts of work into constantly updating the game with huge patches each month without pause. From a very, very early release they've turned the game around and it now is as good as its predecessors without all the game breaking bugs. Its fun to play in its current state and while it still has some rough patches, I can see it having a good future and becoming even better than the Guild 2.

I played previous guild (the guild 2 renaisance) years ago and even modded it. It is one of my favourite games as it gave you so much freedom of choice. I enjoyed creating a mafia and taking over entire cities in many different evil ways.
The guild series was probably always a very ambitious game that would be an enormous amount of work to implement, with its economic system, etc.
The previous game the Guild 2 was a mess of bad code, poor visuals, that went bankrupt and was partially finished by its community. The multiplayer was completely broken and could never be fixed. It was still fun, but the guild 3 is already much better.

really good, no issues. doesn't get boring, especially with zombie mode.
