listenserver works but not dedicated
I'm trying to setup a match with a friend across the Internet.

If I setup a listenserver (from inside the game, Start New Game) my friend can connect and I can also connect via LAN (using a VM).

If I setup a dedicated server, my friend cannot connect (and I've set sv_lan 0) and I also cannot connect from the same machine, but I can connect via LAN (using a VM).

Since listenserver works on WAN, I assume it's not a firewall thing. Nevertheless, the ports I've opened are: 27015, 27020, and 26900, on both, UDP and TCP.

I've installed Half-Life Dedicated Server from Steam and this what it looks like:

I think you need your own IP Adress on the internet.
Your friend on the internet can not access to your LAN because its a private network, unroutable t o the internet.

I have the same problem with my FTP-Server I want to access over the internet and no real solution as yet.

You need to portforward things..
Assuming you arent under any GCNAT, all you need to do is forward the ports to your network computer..
Every computer has its own ip, all you need to do is to create a "path" so those packets can reach the server.
