Non-fasntasy social MMORPGs?

my friends and i are looking for an MMO that has a focus on socialization/roleplay, has solid avatar customization (and something like house customization would be a blessing), and does not have a theme of fantasy/medieval times. I know asking for an MMO without elves and knights is a lot, but we have no idea what else is there. every page ive looked at for recommendations just says final fantasy and WoW a million times over. thanks. can even be games not on steam.

The list is quite long don't be afraid of mentioning a genre.

Since like this even VR chat would be a decent suggestion as well as secondlife that's still running since the ~2000s.

vr chat is populated entirely by middle schoolers and also isnt really a game to me. same with second life. i like the option of socializing/roleplay but also do kind of want actual gameplay or some sort of questing as an aside, though i think everything that falls under this is going to be the fantasy/medieval theme. i used to be formerly big into WoW but none of my current friends are thank you for the suggestions though
