Steam remote play isn't working

I know there are a lot of threads out there about this but like please help
basically i have the game my friend don't and we cant play cuz it just throws him out after like 5 seconds of loading.we suspect its because of lag but like tell me it isnt

Disable Steam Overlay, enable Steam Beta participation, check both networks for stability, and launch the game directly through Remote Play Together.
