Still kinda don't get the story

So the apartment manager was a ghost or did he actually existed and ran into hiding? There are very few clues in the game as to what is hunting the place or if it's really haunted at all. What is with the nightmare scene? Did it meant that the place was previously a house where a murder happened and the curse somewhat get stuck in the place like in Ju-on (The Grudge)? Was the guy in room 202 just possessed or they were in the whole murder people in the town thing? Also, what is with the lady in the nightm...
