The culprit? NVIDIA’s overlay and filters.
Yep, all I had to do was disable these two settings in GeForce Experience:
Game Filters & Photo Mode ❌
NVIDIA Overlay ❌
Why this works?
Apparently, the NVIDIA overlay messes with how the game renders frames, causing sync issues even when V-Sync is on. Disabling this immediately fixed my tearing and made the game feel smooth.
If you're still having issues, try this:
Make sure V-Sync is ON in NVIDIA Control Panel (force it if needed).
Disable NVIDIA Reflex, G-Sync, and FreeSync (AC2 is an old game, it doesn’t like modern tech).
Cap FPS to 59 or 60 using RTSS (optional, but smooths things out).
Run the game in borderless window mode (can help some setups).
Hope this helps someone out there before they go crazy like I did. If you're struggling with tearing in old Ubisoft games, this could be the fix!
